The Working With Real Estate Agents disclosure is a form required by the NC Real Estate Commission that every agent must review with you at your first substantive contact. It explains the different types of agency relationships available in North Carolina — Buyer's Agent, Seller's Agent, and Dual Agent — and what each means for you. In most transactions, the seller's proceeds cover the buyer's agent compensation — meaning my services typically cost you nothing out of pocket as a buyer. However, since recent industry changes, compensation arrangements must now be clearly spelled out in your Buyer Agency Agreement before we begin working together, and may be the responsibility of the Buyer if Seller does not provide Buyers agent compensation. I am fully transparent about this from day one, and I will explain exactly how compensation works in your specific situation before you sign anything.

Beyond the WWRE disclosure, Property Touring Agreement, and Buyer Agency Agreement, you can expect to see: a Loan Pre-Approval Letter (required before making most offers), an Offer to Purchase and Contract (the main purchase agreement in NC), a Due Diligence Request and Agreement (for inspections and investigations), and various addenda depending on the property.
